Virtual viewings are increasingly popular in these restricted times

While normal activity is heavily restricted during the coronavirus lockdown, we’ve heard from a number of clients that they are making use of virtual viewings, to initiate or retain interest in their pipeline while face to face viewings are not possible.

Although new videos are currently being created mainly for new build (empty) properties, this approach is likely to become more popular as the market opens back up, as a way to stimulate initial interest before the market is back in full swing.

There are various options for conducting virtual viewings:


Guided viewings, using 3D technology
: an applicant can either navigate around a comprehensive set of professionally created 3D pictures of the property, or can be guided round it by a negotiator talking to them remotely. This requires the imagery to be created professionally, or using specific cameras, and can be viewed on various devices, including sometimes Virtual Reality headsets for an immersive 3D experience.

Video tours: a full tour of a property, that can range in quality from a professionally curated video through to a negotiator or even a vendor, filming the property on a mobile phone. This would be uploaded to portals and your own website for applicants to view.

Simpler virtual tours: a simpler version of the video tour, some services enable existing property photos and floorplans to be knitted together to create virtual tours. It removes the requirement to visit properties at the moment to record videos or 3D tours, instead using existing imagery.

Live tours: one final approach that we’ve seen involves some vendors or negotiators (if they’re able to visit the address) walking round a property using an online meeting service like Zoom or FaceTime to show it to interested applicants. We’ve seen this approach being used for initial valuation meetings, as well.
