What Generative Engine Optimisation actually asks for

The discipline behind this has a name now, Generative Engine Optimisation, usually shortened to GEO. It sits alongside traditional SEO rather than replacing it, but the emphasis shifts. Where SEO has always focused on ranking, GEO focuses on being recommendable, on giving AI systems enough clear, credible information to include your agency confidently when they're building an answer.

The reassuring part is that this isn't a wholesale rebuild. The foundations agencies already know, clear structure, genuine local content, credible trust signals, are largely the same foundations GEO asks for. What's changed is the tolerance for ambiguity. A person will forgive a vague page and figure out what you mean anyway. An AI system is far less patient. If it isn't immediately obvious where you operate, what you offer and why you're worth choosing, it will either guess badly or leave you out of the answer altogether.

Make your service and location pages explicit

This is the place to start. Sales, lettings and property management should each have their own clearly structured page, covering the areas you cover, the types of client you work with and what sets you apart from the agency two streets away. Vague positioning, phrases like "a trusted local name" with nothing underneath them, is a liability in an environment where AI systems are constantly cross-referencing information and looking for consistency.

It's worth being specific rather than general. Naming the towns and postcodes you actually cover does more work than a broad claim to being "local," and it gives an AI system something concrete to match against a person's question.

Trust signals matter more than ever

Trust signals do double duty now. Named team members with photographs, branch pages with real contact information, genuine client reviews and evidence of local success all help the humans who eventually land on your site, and they help the AI systems that may influence whether those humans get there at all. Estate agency has always been built on trust, and it turns out the signals that build trust with people are largely the same ones that build credibility with AI.

Your valuation journey deserves a closer look

Many vendors are in a tentative mindset when they start researching agents. They're testing the water, not yet ready to commit. A smooth, compelling online valuation experience that feels easy and worthwhile can be the difference between capturing that moment of intent and losing it to a competitor whose site makes the process feel simpler, whether that vendor arrived through a search engine, an AI summary, or a direct recommendation.

None of this requires a redesign. It's more often a matter of clarity, consistency and structure, the kind of work that improves your website for every visitor, however they found you. Review your key service and location pages and ask whether they make it immediately obvious what you offer, where you operate and why you're worth choosing.
